Out-of-State Buyers & Sellers
Your boots
on the ground
in Colorado.
Buying or selling Colorado real estate from another state requires more than phone calls and email updates. It requires someone local who can actually be there. The Thayer Group has extensive experience representing out-of-state buyers and sellers throughout Denver Metro, Douglas County and Colorado's Front Range. We handle the local details, provide clear communication and help you make informed decisions even when you cannot be here in person.
From Coast-to-Coast-to-Colorado
Wherever you're coming from, you have someone here.
More Than Remote Coordination
Someone needs to be here. That's where we come in.
A remote real estate transaction can quickly become complicated when something needs to happen at the property. A contractor needs access. An inspector finds an issue. A buyer wants another look. A seller needs someone to check on the house. A closing detail requires attention.
We are not trying to manage your Colorado transaction from another desk somewhere else. We are here, in the market, able to physically go to the property, meet the people involved and deal with the details that cannot be handled through a screen.
We see what you cannot.
Photos rarely tell the entire story. We can walk properties in person, examine the surrounding area, notice condition issues, evaluate location factors and give you a more complete picture before you make a decision.
We handle access.
Contractors, inspectors, photographers, appraisers and other professionals may need access to the property. We help coordinate the real estate-related logistics locally.
We keep you informed.
Distance should not mean uncertainty. We provide clear updates, explain what is happening locally and help you understand which issues require a decision and which simply require execution.
We solve the local problems.
When something comes up at the property, you should not have to get on a plane to address it. We help identify the problem, coordinate the appropriate next step and keep the transaction moving.
Remote Representation
Buying here. Selling here. Living somewhere else.
Out-of-State Buyers
Buying a Colorado home from another state.
Whether you are relocating, purchasing a second home or planning a future move, we help you understand both the property and the local context around it.
Virtual and video property tours
We can walk homes on your behalf, provide live or recorded video and focus on the details that are difficult to evaluate from listing photos alone.
Neighborhood and location context
We help you understand communities, commute patterns, surrounding development, housing stock and local market differences before narrowing your search.
In-person due diligence coordination
We remain locally involved as inspections, appraisals, walkthroughs and other transaction milestones take place.
Relocation-focused planning
We help align the real estate search with your timing, priorities and practical move considerations so the process works even before you arrive in Colorado.
Out-of-State Sellers
Selling a Colorado property without being here.
You may have already moved, inherited the property, own it as an investment or simply live elsewhere. We can manage the real estate process locally while keeping you connected to every important decision.
Property evaluation and pricing
We assess the home, current market conditions and comparable sales to help you understand value before deciding how to proceed.
Preparation and vendor coordination
When appropriate, we can help coordinate real estate-related vendors for cleaning, repairs, maintenance, staging and other pre-listing work.
Local oversight while the property is vacant
We can be physically present when real estate-related access or transaction needs arise so you are not trying to manage every detail from another state.
Contract-to-closing management
We coordinate the real estate transaction, buyer access, inspections, appraisal and contractual milestones through closing.
Out-of-State Client Experiences
We've done this before.
Buying or selling from another state introduces a different set of challenges. Our clients have trusted us to be their local point of contact, manage the details in Colorado and keep the transaction moving when they could not be here themselves.
Out-of-State Seller
“Working with The Thayer Group was an absolutely wonderful experience, especially considering the fact that I am an out of state seller! Everyone was incredibly accommodating, communicative, knowledgeable, and a pleasure to work with. I am so glad to have found this group and would highly recommend them to anyone!”
Out-of-State Buyers
“We recently made a move from Southern California to Castle Rock, CO. Our Lender set us up with Steve and Susan Thayer of the Thayer Group. Even though we were not positive we were going to make the move, Steve and Susan spent three days driving us around in the snow looking at homes. When we made the decision to actually commit and move, Steve and Susan spent another two days with us and found us our dream home. They were fantastic throughout the process, and after we closed as well. It's not easy to find and buy a home from 1200 miles away, and the Thayers made the process seamless for us. We highly recommend The Thayer Group for all your Real Estate needs!”

Out-of-State Real Estate FAQ
Common questions about buying or selling Colorado real estate remotely.
Can I buy a home in Colorado without being there in person?
Many parts of the home-buying process can be coordinated remotely. We can provide virtual property tours, local market context and transaction coordination when you cannot attend every showing or milestone in person. The exact process depends on the property, lender and transaction.
Can you tour a home for me if I am out of state?
Yes. We can walk properties in person and provide live or recorded video tours, photographs and observations about the home and its surroundings to help you evaluate it remotely.
Can you help me compare Colorado communities before I visit?
Yes. We can help narrow your search based on location, price, housing preferences, commute considerations and the characteristics of different communities so your time in Colorado can be used more efficiently.
Can I sell my Colorado home after moving out of state?
Yes. We work with sellers who no longer live near the property and can manage the local real estate process, including property evaluation, listing preparation, buyer access and transaction coordination.
Do I need to be there in person for closing?
Usually not. Most title companies we work with can facilitate a remotely notarized closing from anywhere in the world. We have assisted several clients with closings while they were out of state or even out of the country. Exact requirements can vary depending on the title company, lender and specific transaction.
Can you help coordinate repairs or preparation if I am not in Colorado?
We can help coordinate access and real estate-related vendors when preparation work is appropriate. The specific work needed depends on the property's condition and the agreed sale strategy.
What if I inherited a Colorado property but live in another state?
We can assist with the real estate side of the property, including valuation, condition assessment, preparation and sale coordination. Legal, probate and tax questions should be handled by the appropriate qualified professionals.
